UFM Land program

• Maximum loan amount up to $50M
• 5 acre minimum
• No maximum acerage
• monthly, semi-annual, or annual payments
• up to 30 years fixed rates
• Executive estates eligible
• 70% maximum LTV for loans up to and including $5M
• 60% maximum LTV for loans greater than $5M

UAG Commercial Farm Loan Program

For established farmers and large-scale agricultural businesses.

• Minimum loan: $500,000
• Minimum acreage: 10 acres
• Loan-to-value: up to 70% of appraised value
• Terms: Fixed (10–30 years) or Adjustable (1–15 years)
• Flexible payments: monthly, semiannual, or annual
• No prepayment penalties
• Supports multiple parcels, improvements, and diverse operations (dairies, orchards, nurseries, ranches, cattle, forestry, etc.)

UAG Hobby Farm Loans

For small-scale or lifestyle farming operations with some agricultural activity.

• Acreage: 5–160 acres (case-by-case exceptions allowed)
• Loan size: up to ~$2 million
• Dwelling can be as little as 25% of value; land can exceed 30% of value
• Supports vineyards, equestrian use, beekeeping, etc.
• Terms: Fixed 15 or 30 years
• No prepayment penalties
• Schedule F income allowed, even if not primary income

For raw, unimproved, or lightly improved land—ideal for future ag use or investment.

• Minimum acreage: 10 acres
• Minimum loan: $500,000
• Down payments: typically 30%+
• Terms: Fixed (10–30 years) or Adjustable (1–15 years)
• Can include sheds, outbuildings, and multiple parcels
• Refinancing of existing land loans available
