The Regional University Specific Plan, referred to as the Plan Area, includes 1,159 acres in the unincorporated portion of southwest Placer County. The site is located south of Pleasant Grove Creek between Brewer Road and the western boundary of the City of Roseville

The 301-acre university site is sized to accommodate over 3-million square feet of space for classrooms, offices, and other spaces needed for the university's operations. The site is sized to accommodate 30,000 students (up to 25,000 SSPC students and 5,000 Sierra College students.

Placer One’s first phase of development, known as Phase 1A, includes seven neighborhoods with 769 single-family detached home lots ranging in size from 4,500 square  feet to 9,500 square feet. Current Phase 1A construction activity includes clearing and grading of 193 acres from east of Woodcreek Oaks Blvd. to west of Fiddyment Road north of the City of Roseville. Completion of grading activity is expected by the end of 2022, but specific timing is difficult to predict given weather uncertainty. Underground infrastructure and topside improvements, including curbs, gutters, roads and streetlights are planned to be implemented in 2023. Timing of home construction is dependent on market conditions but it’s expected to begin at the end of 2023 or early in 2024.
